Scotia Bank Tower
40 King Street West- Toronto



Inspection Date: February 1st, 2010
Infrared Building Envelope Study
40 King Street West in one of Canada's premier buildings. A building envelope study was required and this prestigious building wanted the best. Boldstar completed a two stage pressuized and depressurized infrared thermographic scan.

A typical example of what we found during the building study. During the pressurized scan air leakage was noted at the stone wall interface (at circle in photo). A report was delivered that detailed all of the noted heat loss locations. The Boldstar infrared scan provided a high-tech advantage to this project.

Niagara Fallsview Casino
Niagara Falls, ON

Infrared Building Envelope Study
When the Niagara Fallsview Casino was completed in 2004, the project management team wanted to be sure all of the construction phases were completed properly. Boldstar completed the building envelope infrared scan as part of the construction due diligence study. We completed the scan of the entire Fallsview complex and identified locations of air leakage and other thermal anomalies. The identifed problems were corrected by the construction company.

A typical example of what we found for the casino project management team. Here a small area of interior heat air leakage was noted (at arrow in photo). The arced window (rotunda) stress plate was not properly sealed at the interface. A report was delivered that detailed all of the noted air leakage locations. The Boldstar infrared scan provided a great due diligence tool on this project.

Canada Life Building
University Avenue- Toronto

Infrared Building Electrical System Scan
This building is a Toronto landmark. The weather beacon high atop the building forecasts the weather for the Toronto downtown with changing colours and lights. It is also one of Toronto's oldest with beautiful stone fascades. Each year Boldstar scans the building's electrical system to ensure fires and electric system breakdowns are kept at bay.

We didn't make this up, we actually found phase heating on the weather beacon disconnect switch. The current was loaded heavily on the center phase current path (red box in photo). Corrective action was taken by the building maintenance staff and the switch's temperature was reduced to normal operating levels. . The entire electrical system's switches, panels and risers at this huge three building complex are scanned yearly.

Exterior Wall Air Leakage Survey
Boldstar performed a two-stage pressurized infrared survey on this building as part of a building envelope study. Our service was able to locate areas of air leakage and thermal conduction.

Infrared Building Electrical Equipment Scanning
A good property management company stays ahead of surprises and ensure the health of their buildings is maintained at optimal levels. These beautiful buildings are right at the waterfront at the start of Toronto's Yonge Street.

A heating fuse clip connection was noted in one of the booster pump control panels. Trouble with this component was identified BEFORE a failure occured (note: Murphy's law says failures usually occur in the middle of the night, on the weekend.) Infrared Building Inspection
Due to water infiltration issues, the property management team for these AAA class buildings requested all site buildings scanned by Boldstar. The inspection noted various locations of suspected air leakage. A report was provided that detailed all noted conditions. Areas to be improved were easily identified and corrected with help from our accurate reporting and attention to detail.

Queen City Yacht Club, Toronto Island



Inspection Date: August 21st, 2003
Infrared Electrical Inspection
The Queen City Yacht Club's board of directors wanted to be sure the electrical system on site did not provided a fire risk. The board of directors called Boldstar. The electrical system was given a complete infrared inspection. The "electrical fires" that were waiting to happen were sniffed out by the infrared scan. The report that was delivered to the board allowed them to spend repair dollars with piece of mind.

Various electrical problems were noted during the Yacht Club site electrical system scan. The Boldstar report detailed the locations, severity and suggested corrective actions require to eliminate the "hot-spots". Here a 15 amp ciruit breaker's wire connection was measured at over 70 degees C with current overload conditions.

Infrared Heat Loss & Air Leakage Inspection
Eventually all buildings require periodic maintenance. Where to spend improvement money is the tricky part that often has to be proven and approved by shareholders. An infrared scan is a great method to highlight areas of heat loss and air leakage. As energy efficiency becomes more important an infrared inspection makes perfect sense.

Reports on all buildings were delivered that detail the findings of each inspection and highlighted areas that need further investigation for repair.
